Most of Ferndale sits on Coastal Plain sediments. The dominant soil types here are the Sassafras series – a very deep, well-drained sandy loam formed in marine and old alluvial sediments – and the Annapolis series soils that were formerly mapped as Monmouth soils in Anne Arundel County. The Sassafras series drains well on the surface. But dig down two or three feet and you hit pockets of clay subsoil that expand during wet seasons, pushing sideways against fence posts with real force.

Anne Arundel County’s frost line sits at 30 inches from finished grade, established under county residential code and confirmed in Bill No. 60-20. We set every post below the frost line in concrete footings designed for your soil type. Posts set at or above the frost line will heave during the freeze-thaw cycles that run from November through March, and a heaved post pulls the whole fence line out of plumb.

In the clay pockets common beneath the sandy topsoil, standard footing approaches don’t always hold up. The clay expands during wet seasons and pushes sideways against anything buried in it. Homeowners with poorly prepared footings in this soil often see leaning within three to five years. We assess the soil conditions during the site visit and match the footing method to what the ground actually requires.

High summer humidity in the Chesapeake Bay region accelerates wood checking. Every wood fence we install uses pressure-treated Southern Yellow Pine rated for ground contact (UC4A or UC4B minimum). Vinyl panels expand and contract with temperature changes, so proper installation requires correct gap spacing at posts to prevent buckling in summer heat.

the northern section near I-695 – smaller lots with tight setbacks mean fence lines often run close to property boundaries. Survey coordination and accurate utility locates are critical before digging, because a post hole six inches off the line can put the fence on your neighbor’s property.
