Most of Brooklyn Park’s residential lots sit on Collington series clay-loam, a soil loaded with glauconite, a green clay mineral that swells when wet and shrinks when dry. Dig past the first 12 inches and you hit the Bt horizon, a dense clay subsoil layer that holds water, resists drainage, and puts constant lateral pressure on anything buried in it.
Standard 10-inch post holes are not wide enough here. We dig 12-inch holes for 4×4 posts and 14 inches for 6×6 posts to give the concrete footing room to grip below the active zone.
Post depth matters just as much. Maryland’s frost line sits at 30 inches. We set every post below the frost line in concrete footings designed for your soil type. In the clay-heavy areas closer to the river, that preparation matters even more — clay holds water, expands during freeze-thaw, and pushes against anything buried in it.

Any property within 1,000 feet of the tidal high-water mark falls inside the Chesapeake Bay Critical Area, and the 100-foot buffer zone from mean high water carries additional restrictions. It depends on your lot type and what you are installing. Corner lots, waterfront properties, and pool fences always require a permit from Anne Arundel County. The application fee is $43, submitted online through the Land Use Navigator. Side and rear fences on standard interior lots may not require a permit, but height limits still apply: 4 feet in the front yard and 6 feet for side and rear.
Yes, we handle the full application on your behalf. Brooklyn Park is mostly non-HOA because it is an unincorporated CDP with post-war housing stock. Privacy fence installation is the most common project here, and most lots do not require HOA approval. For developments that do have covenants, we submit the HOA application, provide material and color specs, and coordinate with the architectural review board so you do not have to manage the back-and-forth yourself.
