Which Material Is Best for Rental Property Fences?

You can choose whatever fence material you want for your personal home, but there are other factors at play when it comes to rental properties. You want the biggest return on investment, whether you have a luxury rental or a low-income one. In this guide, we will discuss different types of fences for rental property fences to help you decide what’s right for you.

Does My Rent House Need a Fence?

Having a fenced backyard is a major selling point for rental houses. Families with children or pets feel much safer in a home with a fence. Privacy fences are particularly desirable, but a simple chain link fence is still sufficient to help your home stand out from the competition. Unless your rent house is in an area where fences are not permitted, having a fence is a wise investment on your end.

Best Material for Rental Property Fences

Here is an overview of some different fence materials for rental properties, along with the pros and cons of each option.

  • Wood Privacy Fence: A wood privacy fence offers full coverage for your backyard and boosts curb appeal from the front. Wood fences are more expensive than chain link upfront, which may not make them ideal for low-income rentals. However, having a wood privacy fence will allow you to charge a higher amount for rent and appeal to more tenants. The fence will pay for itself over time. Wood fences should be stained once every 3 years for optimal maintenance.
  • Chain Link Fence: A chain link fence provides a definitive barrier for the backyard. It does not offer the same privacy as a wood fence. Chain link is easy to maintain and available at many height levels. The standard height for a chain link fence is 4 feet. If your rental house is in a neighborhood that has mostly chain link fences, this fence material should be plenty sufficient. However, if your neighborhood has mostly privacy fences, having a chain link fence may detract from your rent value.
  • Vinyl Fencing: Vinyl fencing is beautiful, durable, and virtually maintenance-free. It is on the pricier side in terms of residential fences, but it lasts significantly longer than the other options. If you have a high-end rental property, a vinyl fence would be the perfect solution for your backyard. Vinyl fences come in many colors and styles, so you can customize your fence to complement the home.
  • Front Yard Fencing: In addition to backyard fencing, you could get front yard fencing to define your front property line. This is typically a low-lying fence material that designates where the yard ends but still allows visibility in the front. This most likely will not increase your rent value, but it is a good option for some neighborhoods.

Perimeter Fencing for Apartment Complexes

Many apartment complexes and housing communities use perimeter fencing to define the edges of their property. This could be split rail fencing or other fencing not made for security/privacy. If you would like a taller fencing material for privacy, consider wood fencing, vinyl fencing, or other durable options.

Pool Fencing for Housing Communities

If your rental property has a swimming pool, you will need some type of pool barrier around it. This includes single homes and neighborhoods with community pools. If your rental home has a privacy fence around all sides of the yard, it could qualify as a pool barrier. However, it would not hurt to have extra precautions in place for your tenants. In a housing community, a pool fence with a locked gate will ensure only authorized residents go into the pool area.
